Hi there, my name is Patrice Phillips, I am proud to be a Realtor with Luxe Places International Realty.

I have been in the real estate business in some form for more than four decades. I bought and began remodeling my first house at the age of 21 and worked as a painter and carpenter while earning my BS Degree in Accounting from Indiana University. Before it was popularly called by that name, I was involved in the green movement. In the 70s I built some early passive solar heaters and water heaters while weatherizing homes for greater energy efficiency.

I was a licensed real estate agent in New York City in the early 80s. Talk about a tough market! Nationally, interest rates rose to over 18.5%. Usury regulations capped the rates in New York state at 16% making it a relative bargan. Moving to northern California in the late 80s, I became a financial planner with American Express (Ameriprise Financial) but did the majority of my investing in residential real estate.

The idea that owning a home is out of reach for the average person living in California is nonsense. My motto is “find a way". I have a great belief that a person can get anything they want if they have a fierce desire to get there. It takes work, tenacity and creativity to get there, but if you are willing to commit to putting in the effort, I'm your partner every step of the way.

One of my greatest skills has been the ability to analyze a property for income potential. I have worked with many clients to find profitable investment properties using the same sucessful formula I have used myself to aquire a portfolio of properties.

Returning to real estate sales has been a real pleasure for me. I love working with folks to find the best solutions for their needs, whether those are the perfect starter home that fits the budget, locating desirable Ag land, or finding replacement properties for a 1031 exchange. The market and the clients are always dynamic. 

I go above and beyond to educate sellers on current market conditions and prepare them for what can sometimes seem like a nerve-wracking time. Having the framework of a well-planned marketing campaign takes the stress out. My job is to make this transition go as smoothly as possible. Open communication between all parties is how this is done. When we realize that we have a common goal, negotiation becomes simple. We all work together to find a way.

Working with a knowledgeable team of lenders, exchange facilitators, photographers and stagers enables me to move through a transaction seemlessly.
